As the snow begins to melt across Lincoln, Ontario this spring of 2026, I'm already seeing the telltale signs that make this season both exciting and challenging for homeowners and buyers alike. The warmer temperatures and longer days bring a sense of renewal, but they also reveal winter's hidden damage that's been lurking beneath the snow and ice for months. As a Registered Home Inspector serving the Niagara region, I can tell you that spring is absolutely the busiest time of year for home inspections, and for good reason.

The most common issue I encounter during spring inspections in Lincoln is water infiltration in basements. Our region's clay-heavy soil and the dramatic temperature swings we experience create perfect conditions for basement moisture problems. When several feet of snow suddenly melts during those warm April days, the ground becomes oversaturated, and all that water needs somewhere to go. These hardworking systems often run continuously during spring melt, and many simply can't handle the increased demand after months of sporadic use. I've seen pumps that have been running dry all winter suddenly fail when they're needed most. The backup battery systems are frequently dead, and the discharge pipes are sometimes damaged by frost or clogged with debris.

I can test how well the heating system performed over the winter while also checking that air conditioning systems are ready for the warmer months ahead. It's the perfect window to assess both seasonal systems before you're fully dependent on either one.
