After conducting hundreds of home inspections throughout Maple, Ontario, I've noticed consistent patterns in the issues homeowners face. Aluminum wiring tops my list of concerning discoveries in Maple homes, particularly those built between 1965 and 1975. This wiring was popular during a copper shortage but has since proven problematic due to its expansion and contraction properties. The connections can loosen over time, creating fire hazards and electrical failures. Many insurance companies now require electrical updates before providing coverage.

I recently inspected a beautiful two-story home on Maple's west side where the sellers had no idea they had aluminum wiring throughout the main floor. The buyers were initially excited about the property until my report revealed this costly issue. Poly-B plumbing represents another significant concern in many Maple homes constructed during the 1980s and early 1990s. HVAC system failures round out my top five findings, especially in homes where maintenance has been neglected. Maple's temperature extremes put significant demands on heating and cooling systems. I frequently encounter furnaces with cracked heat exchangers, inadequate ductwork, and air conditioning systems that haven't been properly maintained.

Furnace replacement costs between $4,000 and $8,000, while central air conditioning systems range from $3,000 to $7,000. Ductwork modifications or complete replacement can add another $3,000 to $10,000 to your costs. Regular maintenance prevents many of these failures, but once major components fail, replacement becomes inevitable.

These five issues don't just represent repair costs; they affect your family's safety, comfort, and your home's market value. Insurance implications can be significant, with some problems making coverage difficult or expensive to obtain. Understanding these common problems helps you make informed decisions whether you're buying, selling, or maintaining your current home.
