As a Registered Home Inspector in Severn, Ontario, I've walked through countless homes nestled among our beautiful lakes and forests. Over the years, certain issues keep appearing in my reports, and I want to share the top five findings that homeowners in our area should know about. Understanding these common problems can help you make informed decisions whether you're buying, selling, or maintaining your Severn home.

Aluminum wiring tops my list of concerning discoveries. Many homes built in the 1960s and 1970s throughout Severn were wired with aluminum instead of copper due to cost savings at the time. While aluminum wiring isn't inherently dangerous when properly installed and maintained, it expands and contracts more than copper, leading to loose connections. These loose connections can create heat buildup and potentially cause fires. Insurance companies often require electrical updates when aluminum wiring is present.

The cost to replace aluminum wiring varies significantly based on your home's size and complexity. For a typical 1,500 square foot home in Severn, expect to invest between $8,000 and $15,000 for complete rewiring. Some homeowners opt for the less expensive option of installing copper pigtails at connections, which typically runs $2,000 to $4,000, though this is considered a temporary solution by many electricians.

Poly-B plumbing represents another frequent discovery during my inspections. This blue or gray plastic piping was popular from the late 1970s through the mid-1990s due to its flexibility and ease of installation. However, Poly-B has proven problematic over time, becoming brittle and prone to sudden failures, especially at joints and connections. The material is particularly sensitive to chlorine in municipal water supplies, which accelerates deterioration.

Replacing Poly-B plumbing in a Severn home typically costs between $6,000 and $12,000, depending on accessibility and home size. I always recommend getting multiple quotes from licensed plumbers familiar with our local building codes. While Poly-B systems can function for years without issues, the unpredictable nature of failures makes replacement a wise investment for long-term peace of mind.

Foundation cracks are extremely common in our region due to the clay soils and freeze-thaw cycles we experience each winter. I encounter both minor settling cracks and more serious structural issues during my inspections. Hairline cracks in poured concrete foundations are often cosmetic, but wider cracks or those showing signs of movement require immediate attention from a structural engineer.

Minor crack repairs might cost just $500 to $1,500 for professional sealing and waterproofing. However, significant foundation issues can range from $5,000 to $20,000 or more, depending on whether underpinning or major structural work is required. Early intervention is key to preventing small problems from becoming major expenses.

Roof wear presents another consistent finding, particularly on homes with asphalt shingles exposed to our harsh winters and UV-intense summers. Missing or damaged shingles, worn flashing around chimneys and vents, and deteriorated gutters are common issues I document. Our lakeside location means roofs also face additional moisture exposure that can accelerate wear patterns.

A full roof replacement in Severn typically ranges from $8,000 to $18,000 for an average-sized home, while partial repairs might cost $1,000 to $4,000. Regular maintenance and prompt attention to minor issues can significantly extend your roof's lifespan and prevent costly water damage to your home's interior.

HVAC system failures round out my top five findings. Many Severn homes rely on propane or oil heating systems, and I frequently discover aging equipment, blocked vents, or inadequate maintenance. Our long heating season puts substantial demands on these systems, making regular servicing crucial for both efficiency and safety.

Just last month, I inspected a beautiful lakefront property where the homeowners were puzzled by high heating bills. My inspection revealed a twenty-year-old furnace with a cracked heat exchanger and ductwork that had never been cleaned. The buyers negotiated a $4,500 credit for HVAC repairs based on my findings, ultimately saving them from a potentially dangerous situation and costly surprise.

HVAC repairs can range from $200 for basic maintenance to $6,000 or more for complete system replacement. Regular annual servicing, typically costing $150 to $300, can prevent many expensive problems and ensure your family's safety throughout our cold winters.

These five issues appear regularly in my inspection reports, but don't let that discourage you from loving life in Severn. With proper awareness and proactive maintenance, every one of these concerns can be addressed effectively. I'm always here to help you understand your home better and make informed decisions about its care and maintenance.
