Spring has arrived in Thorold, and with it comes a surge of activity in our local real estate market. As we move through April 2026, I'm seeing 127 active listings across our beautiful city, presenting both opportunities and challenges for today's home buyers. With the average home price settling around $793,829, making informed decisions has never been more critical.

What concerns me most this season is that over 55% of the properties I'm inspecting fall into what we classify as high-risk categories. These aren't necessarily deal-breakers, but they require careful attention and professional evaluation. The combination of Thorold's aging housing stock and recent extreme weather patterns has created unique challenges that every buyer needs to understand.

At nearly $800,000, today's average home purchase represents a significant investment that demands thorough due diligence. In this price range, buyers often expect move-in ready conditions, but the reality is quite different. The most common issues I'm discovering this spring involve foundation concerns, particularly in homes built between 1970 and 1990. Our clay-heavy soil conditions, combined with the freeze-thaw cycles we experienced this past winter, have created settlement issues and minor foundation shifts. These problems aren't always visible during a casual walkthrough, which is why professional inspection becomes essential.
