With 245 active listings and a moderate risk score of 48 out of 100, we're seeing a more balanced market than in recent years. However, the fact that 53.1% of properties fall into the high-risk era means buyers need to be particularly diligent about home inspections.

The current average price point of $738,458 puts most Wasaga Beach properties in a range where buyers have reasonable negotiating power following a thorough inspection. This price level typically allows for some flexibility in addressing issues that surface during the inspection process, unlike the frenzied market conditions we've seen in previous years where buyers often waived inspections entirely.
