As a Registered Home Inspector serving Winona and the greater Hamilton area, I've walked through hundreds of homes over the years, and certain issues keep appearing with remarkable consistency. The beautiful lakeside community of Winona, with its mix of older character homes and newer developments, presents unique challenges that homeowners should be aware of. Today I want to share the five most common findings I encounter during inspections, along with the real costs you might face if these issues surface in your potential new home.

Aluminum wiring tops my list of concerns, particularly in homes built between 1965 and 1975. Many of Winona's charming older homes were wired during this era when aluminum was considered a cost-effective alternative to copper. The problem isn't the aluminum itself, but rather the connections and fixtures that weren't designed to handle aluminum's expansion and contraction properties. Over time, these connections can loosen, creating dangerous hot spots that pose fire risks.

I typically recommend complete rewiring for homes with aluminum throughout, which ranges from $8,000 to $15,000 for an average-sized home. Some homeowners opt for partial remediation using special connectors and fixtures rated for aluminum, which can cost $3,000 to $6,000. Either way, this isn't something to ignore, as insurance companies are increasingly requiring disclosure or remediation of aluminum wiring systems.

Poly-B plumbing represents another significant concern in Winona homes built between 1978 and 1995. This gray plastic piping was once hailed as the future of residential plumbing, but time revealed its tendency to become brittle and fail, often at fittings and joints. I've seen entire basements flooded from sudden Poly-B failures, and the damage extends far beyond just the plumbing system.

Replacement costs vary dramatically based on accessibility and home size, typically ranging from $6,000 to $18,000. The good news is that many insurance companies now offer rebates for Poly-B replacement, and some homeowners can phase the replacement over time, starting with the most vulnerable areas like hot water lines and basement runs.

Check Your Home Risk

Foundation issues in Winona often reflect our unique geography and soil conditions near Lake Ontario. I frequently find hairline cracks in poured concrete foundations, settlement issues in older stone foundations, and water infiltration problems exacerbated by our clay soil and seasonal freeze-thaw cycles. Most foundation cracks I encounter are minor settling issues, but some require immediate attention to prevent water damage and structural problems.

Minor crack repairs might cost $500 to $2,000, while major foundation work can range from $5,000 to $25,000 depending on the extent of the damage. I always recommend having a structural engineer evaluate any foundation concerns that appear to be more than simple settling cracks.

Roofing issues are incredibly common given our harsh Canadian winters and the age of many Winona homes. I regularly find missing or damaged shingles, compromised flashing around chimneys and valleys, and ice dam damage along eaves. The proximity to Lake Ontario can also accelerate wear from moisture and wind exposure.

Roof repairs can range from a few hundred dollars for minor shingle replacement to $15,000 to $30,000 for complete roof replacement. I always check for proper ventilation and insulation, as these factors significantly impact both energy efficiency and roof longevity.

HVAC system failures round out my top five concerns. Many Winona homes still have original furnaces from the 1980s and 1990s that are operating well beyond their intended lifespan. I frequently find issues with ductwork, inadequate maintenance, and systems that are either oversized or undersized for the home.

Just last month, I inspected a beautiful lakefront property where the homeowners had been struggling with uneven heating for years. The original ductwork had multiple disconnections and leaks, and the furnace was grossly oversized, creating hot and cold spots throughout the house. The buyers were able to negotiate a $4,000 credit to address the HVAC issues, which included duct sealing and system rebalancing.

Furnace replacement typically costs $3,000 to $8,000, while ductwork modifications can add another $2,000 to $5,000. Regular maintenance can extend system life significantly, but older systems often require replacement to meet current efficiency standards.

Remember, a home inspection isn't meant to scare you away from a property, but rather to inform your decision and help you plan for future expenses. These common issues are manageable when you know what you're facing and budget accordingly. If you're considering a home purchase in Winona or the surrounding area, I'm here to help you understand exactly what you're buying and ensure you can enjoy your new home with confidence and peace of mind.
