How do you tell if a foundation crack is structural?
We measure crack width, length, and direction. Horizontal cracks, stair-step cracks in block walls, and cracks wider than 1/4 inch are potential structural concerns. We also look for displacement, water staining, and movement patterns that indicate ongoing settlement vs. normal curing.
Do I need a structural engineer after your inspection?
If we identify potential structural concerns, we recommend a structural engineer for a definitive assessment. Our inspection identifies the issues and classifies their severity. A structural engineer provides the engineering solution and cost estimate. Most foundation cracks we find are cosmetic and require only monitoring.
